§ 3.1. Lots.

  • 3.101. General.

    The minimum width of lots shall be not less than fifty (50) feet and the minimum area shall be not less than six thousand (6,000) square feet. Townhomes and gardenhomes are exempt from this requirement (see sections 3.12 and 3.13).

    3.102.

    Minimum size.

    (1)

    The lot size, width, shape, depth, and orientation shall be appropriate for the type of development contemplated.

    (2)

    Residential lots shall not be less than fifty (50) feet wide at the building setback lines nor less than six thousand (6,000) square feet in area, unless a lot of record before the amendment of this ordinance, or unless a townhome or gardenhome.

    (3)

    Size of properties reserved or laid out for commercial or industrial properties shall be adequate to provide for the off-street service and parking facilities required by the type and use of development contemplated and must be in conformance to the Patterson Zoning Ordinance.

    3.103.

    Adequate building sites. Each lot shall contain a building site of at least one thousand five hundred (1,500) square feet located outside the limits of any existing easement or building setback lines and shall not be subject to flooding as determined by the city engineer or building inspector or city manager.

    3.104.

    Arrangement. Insofar as practical, side lot lines shall be at right angles to straight street lines or radial to curved street lines. Each lot must front upon a public street.

    3.105.

    Building setback lines. The minimum depth of building setback lines shall be in conformance with the official ordinance of the City of Patterson.

    3.106.

    Electrical transmission lines. In the case of electrical transmission lines where easement widths are not definitely established, there shall be a minimum building setback line from the center of the transmission lines as follows:

    3.107.

    Corner lots. Corner lots shall have extra width sufficient to permit the additional side yard requirements of the building setback lines. A minimum frontage of twenty (20) feet on the major street and fifteen (15) feet on the side street will be required on each corner lot.

    3.108.

    Areas subject to flooding. The flood zones as shown on the official flood insurance rating map of the City of Patterson shall be clearly indicated on any preliminary and final plat, and any subdivision of land within the established zones shall adhere to the regulations established by the Federal Insurance Administration for the control of such zones.
