§ 3.12. Townhouse subdivisions.

    General. Townhouse subdivisions may be constructed in the City of Patterson, Louisiana. Townhouses constructed under this section shall be designed as "for sale" units.

    3.1202.

    Conditions of approval. The Patterson Planning Commission and Board of Aldermen may approve townhouse subdivisions under the following conditions:

    (1)

    Sewerage, water supply and drainage shall be designed and constructed under the supervision of and approved by the St. Mary Parish Health Unit and the engineer for the City of Patterson, Louisiana, as provided under sections 4.6, 4.7, and 4.8 of this ordinance, except that connection to sanitary sewer system of the City of Patterson, Louisiana, shall be the only permitted method of sewerage disposal.

    (2)

    Drives, parking and utilities. Design and construction of drives, drainage and location of utilities shall be subject to review and approval of the preliminary plan by the city engineer, after approval of the preliminary plan by the planning commission.

    (a)

    Parking area requirements shall consist of not less than two (2) parking spaces per townhouse unit and shall not be less than eighteen (18) feet in width and twenty (20) feet in length.

    (b)

    Before approval of the final subdivision plans, deed restrictions shall be submitted, including designation of all servitudes, lot lines, parking areas and other open space, with provisions for perpetual maintenance of all improvements including pavements, landscaping, utilities and services. Deed restrictions shall clearly indicate that the City of Patterson will not accept any maintenance responsibility for private drives and parking spaces.

    (3)

    Minimum lot widths shall be twenty (20) feet and minimum lot area one thousand five hundred (1,500) square feet per dwelling unit. End units shall maintain an additional five-foot side property setback.

    (4)

    Common walls shall be constructed of concrete block or other fire proof material as approved by the state fire marshal.
