§ 3.5. Easements.

    Width. Easements (other than water, sewer and drainage) across lots or centered on rear or side lot lines shall be at least ten (10) feet wide at ground level and shall be approved by the individual utility systems and the city engineer.

    3.502.

    Intersections. Where easements intersect or sharp changes in alignment are necessary, corners shall be cut off sufficiently to permit equipment access.

    3.503.

    Buildings. No buildings or trees will be permitted within utility easements.

    3.504.

    Overhangs. Any overhanging limbs, shrubbery, or vegetation of any kind may be removed from within the limits of easements at the sole discretion of the maintenance personnel of the utilities installed or to be installed in or above the easement.

    3.505.

    Dead-ends. Every easement shall be terminated at both ends upon a street, alley or another easement, except that dead-end easements will be permitted if not more than one hundred fifty (150) feet in length with no turns or bends.

    3.506.

    Location. Easements which may require maintenance by the city, including, but not limited to, easements for water, sewer, drainage, or utilities, shall be situated adjacent to publicly dedicated streets or roads to the greatest extend practicable, and shall not be situated in the interior or rear of any lot unless the city council finds that such a restriction would cause an unnecessary hardship.
